I very much like REITs in my portfolio, plan on keeping such, and agree with much of what you are saying. The one caution is around extrapolating the appreciation performance over the last 20 years. Investment real estate property values (appreciation) have significantly improved over that period in part due to historically lower and lower cap rate requirements of investors which in turn is partially a result of lower interest rates. The question at this time and going forward will be whether such cap rate expectations increase, in which case, there could be a reset in assumed valuations downward. The cap rate is a longer term assumption and can be driven higher by the higher long term interest rates the market is demanding. In the meantime while waiting to see how that plays out, I will be happy with the dividends.

Great vid. Past performance of reits was in a low interest rate environment. As apposed to the normal interest environment we are seeing now and according to credible investors (Howard marks etc) it could be like this for some time. Therefore what does this do to the average return of reits of the coming decade?

I have my doubts on your tought of reits are being resistant to interest rate think that NAV they use to refinance themselves gets affected plus the interest they pay on their rental which will require dissolve more the shareholders in order to continue with their growth
