So my building will be about 500mm from the boundary on three sides .back and two sides .all I need to do to stay in the permitted development is make sure I don't go over 2.5 high and on the three sides clad them in something that fire rated ??

Great video! cleared up alot of queries i had for my build. The only issue im unsure of at the moment is my summer room will be 22 square meters and will have a gap of 300mm at each side of my boundary, (neighbours to both sides) does this mean i can use a timber stud wall and clad it with either tin or a fire proof material just on the sides?

Great info. Do i need planning permission for garden room where our garden is seperate and to the right side of our top floor Maisonette? And the property is part of 6 blocks of purpose built flats/maisonettes and our's is situated atleast 50-60 meters from the main road. Does it affect planning application? Many Thanks

Is the 15m2 floor space measured inside the building or the external footprint. I've heard conflicting information on this and I'm due to start work in a few days so I really need to know this information asap. Thanks

Great video. The advice to split into two buildings to allow them to be under 15m2 and use timber materials is ingenious. I'm looking to implement this. Why do the two rooms need to be 1m away? Is this stated in planning/building regulations or from your experience ?

Hi like others I am confused. In theory, I could build a wooden shed 15m long and 1m wide, and it's fine to have all that wooden surface against the boundary, whereas if I had the 1m against the boundary and 16m into my garden that would fail?

next question can I connect two 15m sq buildings with a 1m joining tunnel?
and lastly, not too clear further down the list, but can I use plastic cladding over the cement board?

Great video, thanks. couple of quick questions - is it 2.5 to top of eaves or bottom? I have seen/heard both interpretations. just to confirm, if you think you comply with permitted development requirements, there is no need to submit any paperwork before during or after? many thanks

Great information thanks. Is there anything stopping me building up the sloping side where my land drops more than 300mm? So I don't have a platform on the lower side in excess of 300mm?
