Deal Breaker?
If there is an active and unresolved termite infestation, it can absolutely be a deal breaker and lead to severe damage of a home.
One of my buyer clients just walked away from pursuit with full support from his attorney and myself. It was found the extent of structural damage could not be conclusively determined without invasive (tear down walls) measures.
In this situation, the current owner thought the infestation was resolved by a prior owner and discontinued treatment. A termite can lay up to 30,000 eggs per day! That's a busy termite. The queen can lay about 25 eggs per minute.
Infestations can happen real quick at that pace. If it continued undetected, the owner would likely have ended up falling through the flooring. In a matter of a few years, certain termite species can ruin a home.
Some ways to prevent attracting termites:
🪵 Termites love cellulose. Keep wood piles and decaying wood away from the home and foundation.
🌳 Dont let trees or bushes touch the house.
💦 Beware of over watering. Termites love moisture. Keep gutters clean.
Termite infestations have the ability to go without detection until they have already caused significant damage. Signs to watch for:
Small pin holes on the wall
Faint lines on drywall
Hollow sound when you tap on the wall
Bubbling or peeling paint
Jammed doors or windows
Baseboards that crumble under pressure
