Appraiser here… typically a manufactured home improvements depreciate faster than the land appreciates. As a result the overall value sometimes go down over time, versus up like a similar sized site-built home might. This doesn’t always hold true and it depends on the local market and how well manufactured homes are accepted or how bad they are stigmatized. The economic life of a manufactured home is typically less than a site-built home.

if the land perks can have electricity and gas. we were going to buy land and put manufactured home on it. but there was no water not even a possible well. lucky we knew you have to find out ahead of time.

Might want to check if the mobile home park is under rent control with the city. That helps slow down rent increases. I read, don't quote me, but mobiles newer than 1986 are charged property tax. I live in California so maybe these points pertain to my state. Worth looking into though, especially if thinking about a mobile home park.

Our state has strict laws. Our county plans & zoning office told us about the difference between homes & all the catch phrases that are used. Our land was already purchased so just finding a home to put on it. Credit Unions are source for this.

The home in Texas are build bad cracked cement, garbage to small for a mid size car (canary). Foundation starts having problems in about 5 years minimum. But way over priced. Bad mold

You don't need the information sheet if the home has been detitled and permanently attached to the foundation.

When did they start calling mobile homes, manufactured homes? That is the first deception. I thought most people knew what kind of quilty you are getting in a mobile home.
