As the price of homes continue to rise I have notice more and more people are looking at manufactured and modular homes as a great choice to fill their housing needs. In this video I explain a few things you need to consider before buying a new manufactured home and how you can get the most bargaining power when you're searching for your new manufactured home.

I live in Indiana, finding a decent park was hard for me. I found a very nice lot all the manufactured homes are newer 2018-2021 homes with 1 and 2 car garages. I selected that lot, had my home moved there now getting a garage built on site. I love it. but you defiantly have to research well. It took me 1-year from start to finish. Manufactured homes are great options because they're cheaper, modern, and bigger in size. IMO

My wife and I started looking for a home a month ago and with a budget of around $350k in Seattle, that would basically get us a condo of 900sqft, like the apartment we are in, or a condemned meth house. We've been greatly encouraged by what our funds could get us as far as manufactured homes can offer. Facing the daunting task now of looking for property.

I bought my mobile home in 2018 and I do not regret it at all I have a double-wide 4 bedroom 3 bath fireplace 2432 square feet I am in a mobile home park that is very well kept I absolutely love it

I had a backup plan. Put mine in a mobile home park. 4 years later I bought 10.7 ac of land for $13, 000.00. My rent has gone from 115 to 360. My land is now worth $85, 000.00. I stayed in the park to keep me close to work. Now that work is not an issue I could borrow against the paid for land to cover the move. And paying back the loan would be less than 150 a month. That amount is way less than the lot rent and actually the same as the payments on the land when I bought it. Could probably have enough to sit it on a conventional foundation.

I lived in a MH for over 20 years. My home was in a park that went from a privately owned MH park company to a resident owned co-op park. If I remember correctly the lot rent when I first moved in was 125.00/month. This park does have PARK water/sewer, they did street plowing but damned little else for services. By the time I moved out the lot rent was 555.00/month About the same services. Still, I lived there for a long time and still sold my MH for more than I felt it was worth. In the end it came down to putting a lot of money into it for repairs, replacing the home with a new one, or buying a house and leaving the park. I chose the house and so far, I'm happy.

Thank you for this information, it made me feel a bit better about shopping for a manufactured home in this economy. Although we have land (with a cleared home site including utilities and driveway), I have been nervous to actual start shopping. I feel better now thinking I do have some bargaining power. Thank you for sharing your insights.

Excluding sewage and power what is the average price to expect for the construction of the manufactured home on raw land?

20 year old mobile homes are going for 175, 000 here in mobile home park. In San Diego county California, near San Diego. I pay $865 space rent. Lucky for me we bought mine about 3 years ago. Around170, 000 fora 2008. It’s really pretty damn nice.Near 1500 sq feet. Today it would be more that 200, 000 I think.

You forgot the part where, if you don't own the land they can sell the park out from underneath you. Which is what they did to us. Looking for a lot to buy in the lower mainland and there is absolutely nothing.

I bought land in Maine near Canada and am very disappointed that there is hardly much to choose from re: New manufactued homes in that area.
The warmer Climates have much more to choose from.

5:33 one thing about me is I don’t care about leverage in this situation. I rather not get played with hidden fees and being lied to. There’s always better deals and companies willing to meet me half way.

I would not buy a manufactured home under any circumstance. I inherited one and trying to get a cash out refinance on this thing is brutal.

ya i dont like how some places limit what someone can have, if you own the land you should be able to put what you want on it.
