As a landlord and in the construction business too, Rental properties are good solid source of income lalo na kung sa metro manila ka nag paparent. All issues you mentioned in property rental are completely normal and that's how the business works. REIT is OK as another source of income, ok sya for people who don't have enough capital to own properties and convert them to house rentals. If gusto mo talagang umasenso have multiple sources of income.

Nah iba padin yong ikaw ang may-ari at may control sa investment mo kaya I prefer padin investing in actual or owning a rental property. It's way safer and faster to expand your portfolio. Real passive Income or cash flow straight to your wallet, real appreciation, and because you own actual property under your name or business, you can use leverage to expand. REITs are great if you want hassle-free investment, but you can always hire a property manager naman sa actual property mo and move to your next target. Lastly, I think 7% is kinda low focus on at least 15% ROI kung gusto mo talaga maging successful.

Thank you so much sir, big help to my decision, gustong gusto ko tlg mag invest sa real estate or properties kaya lang ung capital required tlg is malaki, but this video helps me a lot to decide na sa REIT nalang muna mag invest. 😊

Here's an additional food for thought in favor of REITs... say buy a 2BR condo unit here in Metro Manila... average price is 10M... but instead of living in it, you plan to get your ROI by renting it... problem is, how much per month? 20k? 30k? 40k? then there's the problem with paying the mortgage, association dues, parking space, utilities, and taxes

but with that same amount of 10M in a REIT, you potentially take home 150k per quarter or 600k annually... that's equivalent to 50k monthly rent...
