I prefer Qatar and Abu Dhabi to Dubai.
Both cities are calm, classy, accessible and prestigious. While Dubai is turning into a hybrid of Vegas and Miami aka tacky.

it will fail like Saudi arabias vision 2030. these goals are not based on realistic aproach and the timeperiod for the projects are too short anyway, also, costs for such projects multiplies over time even while projects started and some projects, the ones for pedestrian friendly city, public transit and green spaces will be cut bc sustainability doesnt get quick money back and takes some generations to pay off.
Dubai is more or less at sea level today, in 50 years, half of Dubail will be under sea level if not all. I would not invest any money there.
