In this video, we look closer into the details of building a home. It is simple to buy a brand-new home or build a new house. And easy to make BIG mistakes! What's hiding behind the builder, behind the walls, and what problems and issues may arise that you do not want..this could cost you a fortune if you don't get it right. That's why I am doing this video. You CAN avoid the pitfalls that are costly. We'll show you the critical red flags that many potential homeowners need to think twice about before buying a house or building a home. You need the proper knowledge and guidance, or it can cost you. Buying a new home can cause more trouble than you bargained for, as seen in this video.

There are two sides to building a new home. This process can be super rewarding and even profitable. On the other hand, it can be a total mess, a money pit, or a cause of anger, frustration, and possibly even divorce. So, I'm doing this video today to help YOU... because I have seen it all. And there are things you need to know BEFORE you build that house or buy a new house. Of course, there is no way to cover every single scenario in a video, but this is a super solid list of some of the 17 things you're NOT going to WANT TO DO. If you have built a home once before or have NEVER done this before, Trust me when I say this: it's better to learn from someone who has already done this and does it every day. My team has helped thousands and Thousands of people. And I DON'T want you to have the regret.... that some people have.. by making the wrong decisions or NOT having proper guidance.

Guard your reserve, DO NOT release funds until all inspections are done, and all punch list items are done!! Walk it with the inspector, and not a city inspector, but a expert on building who can examine the work. well worth the money. Know "how" things were done, and done right. Any contractor wanting funds UP front.. run from. They sign YOUR contract, you dont sign theirs.

Side entry garages don’t work well. Getting in and out is difficult. I would never buy a house that is configured that way

I've had two home custom built and used the same builder for both. I was lucky as he was a great guy and insisted on top notch work from his subs. I would add one more item to your list and that is go to the home build site everyday and take pictures of everything as it is being built, you never know when you might need to know how or where something was done that is now hidden behind sheet rock and walls. I did this on both homes and on our first house after we moved in found out that the sheet rock guys had covered over a wall plug in the garage where we were putting a frig. Fortunately I had a picture of the exact location of where the plug was and it was easy to fix by the builder.

We are about to build we went thru so many of those new subdivisions the quality was awful, we opted for a lot and an independent builder who has been in business for thirty five years, very professional, and responsive and made it very clear everything has to be in the written contract

I like the advice about the land survey. You could assume you are getting a certain about of land around your house, or skim over that detail in the contract. Also, have a back-up back-out plan. Why? You are not legally bound to pay for that home, if the contractor knowingly changes it along the way, for example the shape of the lot, or some other feature. But if you have no place else to go, and you have a family of a bunch of people, you get stuck buying a property that is not what you were promised. Thanks.

Built a house in 2005. Overall, it went well. Since then, we sold it and had good appreciation. I wonder what your thoughts are on buying a builder's model.

Good info . I wish I could find a lot in lower Michigan, that isn’t in a sub. Picking a builder is tricky too.

Stay in your lane, and make sure your home is affordable... but build it with 9 foot, or even 10 or 12 foot ceilings if you can. Ok.

i liek your honesty. and expertise, looking to find something around land o lakes or tampa area florida, since our kids moved there 2 yeras ago. so we wanna be close to them. not sure if you handle this area, we looked at some ourselves when we visit but so expensive.

Easements.
Our neighbor has an easement that we OK’d for entrance to their driveway. We have an easement from another neighbor to get into our driveway/property.

Check the waste water and sewage routes and plans for problems.

Wish we would have watched this before buying a new DR Horton home. Not exactly a nightmare, but they didn't do a lot of work that was to be done before closing, even with the final inspection. Some has been fixed, but it's like pulling teeth from an alligator.
