Good content, came across your channel while trying to educate myself as much as possible before establishing a company and buy my 1st property.

When calculating cash flow I see you didn’t include maintenance and building insurance. Excluding this May take a property from cash positive to cash negative. While calculating cash flow what % would you put aside for maintenance and insurance.

Most good, clean properties in security estates where most of us lives can't meet this requirements. I'm talking of properties that are less than 10yrs old, at least in Pretoria East, Centurion, Midrand and so on. Do you still consider these a good investment? I understand capital appreciation might work for them but it's still just speculation. And most of them are sold, who's buying them if they are not good investments? Not to talk of new builds in South Africa which can never cash flow or pass the 1% rule because of levies, rates and management fees.
