In my experience, there are a lot of Loan Officers that do not know what they are doing when it comes to calculating complicated return such as, 1120, 1065 with multiple assets and dividends. So my question is if a Loan Officer gives me an approval letter based on his findings we look for a home go under contract i give you the 20% down payment as Due Diligence and weeks later find out that the undewriter did not approve the loan and the DTI is off by a high number and this is due to the error in the original calculation from the loan officer, what happens in this case to the Due Diligence being i am not backing but lender error? I look forward to your comment

I get bad vibes from this due diligence, just sounds like they want to take all my money down to the penny. Why do you need to know how much I have in my savings? Shady

Does the buyer share “due diligence” amount he/she is willing to pay in the offer? Or is it discussed later?

I have a few questions, If a seller hides materia facts about a home that is crucial to the sale once under contract and money has changed hands what then? Also no bank is going to lend what an asset is not worth is there room for an addendum of sale price if the appraisal does not come up at sale price and renegotiate or are we stuck and back against the wall 1. lose the Due Diligence or 2. pay up the difference this is not making sense to me.
