06f Clear to Close: Here's What You Need at the Closing

It's time to get your ducks in a row! Your file is now "clear to close."
Your real estate agent will work with us to schedule the date to close on your mortgage loan. You should hear from them soon on the "when and where." As we near the closing date, we thought it was a good idea to remind you of what you'll need at that closing table.
A cashier's check - For any and all fees and closing costs, a cashier's check is necessary. You will hear from us a day or 2 before the closing date with the exact amount of the check. You'll need to go to your credit union or bank, and have the cashier's check made out to the title company.
Side note: If we told you that your cash to close is zero, you do not need a cashier's check.
Your checkbook -- Occasionally a small adjustment happens to the closing statement after we talk to you about the cash to close. If this happens a personal check will cover the difference. Here's a bit of good news -- if the amount you owe is less than anticipated, the title company will cut you a check! Again, if we told you that your cash to close is zero, you do not need your checkbook.
Your photo I-D -- Please bring your driver's license or state issued photo I-D. The notary or closing agent will need to see your proof of identity.
Questions -- If this is a purchase closing, bring any questions you might have for the seller. Sometimes the seller will join you at the closing. Any last minute questions you may have could get answered.
Finally, any other last minute original documents or additional pages we have asked for -- make sure to bring those. It rarely happens, but if we ask for it, it's important.
And that's it! We'll schedule the closing date through your real estate agent and you'll be a homeowner. As always, if you have any questions or concerns now or after the closing, we're a phone call or email away.
