My mom called her insurance company twice (6-8 months apart), once to inquire about her roof after a storm and another time to see if they would cover an issue with her electrical panel. She decided not to file a claim because it was cheaper to pay out of pocket vs paying the deductible and risk her premium going up for filing claims. A few months later, they called her saying they were wanting to cancel her insurance policy for "making too many claims". She called twice to ask questions, she didn't file any claims! What's the point of having insurance if you cant use it?

State Farm chose to not insure a new older home. Originally told me I needed to fix a couple of things. Next thing I knew - I had a cancelation - No choice - So after the cancelation I cancelled all 4 of my cars. All of a sudden they wanted to work with me. I said too late - I have taken my business to another carrier.

The law should be changed so that ALL insurance companies must pay back 65% of the premium paid to them by any client that cancels or is canceled by them.

Isn't the real problem that Mortgage lenders make you insure for the total value of the property instead of the value of the Mortgage loan? I only owe 20% of my home's value, but have to insure for 100% because the bank demands it. This whole mortgage system needs to be It may be the biggest problem most homeowners have to deal with.

My grandma’s homeowners insurance policy was CANCELED as a HURRICANE was headed our way! NO ONE would write a policy for her except the mortgage company’s insurance company, they pulled a policy that was actually CHEAPER than her old policy & they ended up having to replace her roof after the storm!!! Then she got a different MUCH CHEAPER policy since she had a brand new roof. It’s incredible.

when bank owns 80% & you own 20% of the property, why do you pay 100% insurance? 100% taxes? why are you liable for 100% when you only have 20% equity?

Even attempting to sell would not yield any profits. My Allstate homeowners insurance policy is 4K and my property taxes are 7K. Eleven thousand a year just for taxes and insurance.

Some of these comments have made me confused. Maybe someone can help. We bought our house for $100, 000 and the mortgage company made us get insurance coverage for $280, 000. If our house is valued at $200, 000 and we owe $60, 000 and it is destroyed by a tornado tomorrow, does the mortgage company get $60, 000 from insurance? Or would they pay $200, 000 to us to rebuild? Or would it be $280, 000?

I recommend getting a quote BEFORE going under contract. Carriers run their RCE to determine the dwelling coverage so property age and roof age/material are significant. Lots of carriers back out if you are within 1000' of tidal waters. Farmer's is famous for asking people to cut trees not in their yard.
