ASKING SEAN #011| BUY LAND AND BUILD vs BUY FROM DEVELOPER

On this episode, we will address questions from AK Shan regarding how can he help his dad on their property hunting quest. *he's 19 only.
In conclusion, unless you have time, excessive amount of capital, construction knowledge or experience, and a clear picture of how your house should look like, I would suggest to just get a house from a developer.
Many may think we just pay for a house, in fact we are paying for all those pain of coordination between 38 parties (agak-agak) that they went through for a beautiful product of a house=)

I'm a new subscriber, great video bro. I'm 23 and planning to get married. And it does clarify my questions in whether to buy a "ready" property or build from the ground up. I'm directly liaised to the construction industry because of friends I've made. But even so, the question was still floating in my head. Because I know how hard it is to start from scratch to build a house xD

Anyway, I do have one question. Where do you think would be a good place to buy my first house? Budget of 500-600k landed or condo around klang valley? Preferably near Subang or PJ

1 thing he did not mention is this. For example in American it cost about 100, 000 to hire someone to build your house. This is for a 300-400 sq meter house. However it will cost 500, 000 - 1, 000, 000. So it is much much cheaper to build also you can get exactly what you want & not buy what you do not need. However What you need is either a life time of experience like me or someone who you trust 100% who is not making any $ off of you who has this knowledge.

Buy New properties. Building your own new house is nice but u don't have a nice township. Your dad should checkout Eco Sanctuary from eco world just next to Tropicana Aman.

I'm sorry if I am asking a stupid question... I noticed people talk a lot about paying less downpayent as a benefit. Althought having little to no downpayment gives easy assess/entry point for investors to own the property, but that means the loan will be better and that means interest payments are higher, leading to higher mortgage for each month, which is very difficult to be covered by rental income, meaning it is not a cashflow positive property causing you to lose financial stability over the years. Why is a low/no downpayment a good thing?

noticed a lot of source for local house and township reviews, really good source for information. but it would be great if you could put pet friendly house as an options. i've been to a few housing project, strata especially does not have any gates or do they allow to put one. when i asked the sales guy what about my dog, the best answer i got is to tie him....sigh.

Hi Sean. I’m a foreigner looking to buy a condo in KL. The property is under construction set to be complete in 2021. There is a 0% deposit. Please can you explain what sort of payment plan I can expect to be on? I’m asking because I don’t have a lot of savings but I do have a consistent income, but it’s not high enough to afford anymore than say 20% of the 600k property every 6 months. This would be my first property purchase and I’m just very confused on how the process works with condos under construction. Please help and thank you so much for these videos.
