Thanks Rohan. Your videos are excellent. They are loaded with the right analysis and inferences. Your presentation is to the point and pleasant.
Your bonus tip was excellent. One must document with a tabular chart jotting details. I will go one step further saying to prepare a SWOT analysis.
I did so after screening 16 properties. That was 4 years ago and since the occupation, not only the property value has gone up to my satisfaction, but shops, malls, food courts, good schools, schools bus services, hospitals, vegetable market, have come up in the vicinity of 1 km radius. A Metro line is scheduled to open up within 200 mtr from our housing after 7 years according to DPR.

Points 1 and 2 may seem contradictory at first but they're not. You're saying people get rigid about what they want and play fast and loose with what they can afford. Ideally, as you said, one ought to be rigid with the budget and keep somewhat of an open mind with their requirements (location, layout, floor no., amenities) within that budget. True enough. I quite enjoy your videos. Keep 'em coming! Only thing is you should be more pessimistic about under construction projects than you are. They're rife with risk.
