In this video Chandler David Smith is going to show you exactly how to buy a house without a realtor. He is going to explain how to do the paperwork, what you need to do to protect yourself, and everything else you need to know so that you have the confidence to save the 6% in realtor fees and close on the perfect property for you. Buying a house for sale by owner can be scary, but this video will calm your nerves so that you know how to buy a house without a realtor.

In the last 7 years Chandler has done sixteen real estate transactions and he now own over 63 doors of buy and hold real estate. Of these deals, seven of them were for sale by owner deals that he went through the whole process by himself. These deals were always intimidating because Chandler didn’t have a realtor to fall back on. However, they were also the most rewarding because he was able to negotiate and close the whole deal on his own. Without a realtor and Chandler was always able to find the best deals and save a ton of money by avoiding the realtor fees and separation on the negotiation. Chandler talks about how his first deal was his favorite deal because he didn’t know what he was doing at that point. He found a listing on craigslist, negotiated the deal, and then met the seller at the title company. When Chandler showed up the agreement was already written up. He signed it and handed the title company the check and that was that. Looking back this terrifies chandler because he could have gotten taken advantage of in half a dozen different ways and so this video was made to help other first timers know how to buy a house without a realtor.

3. negotiate with confidence

b. pre qualification letter
c. proof of funds
d. can close in 10 days
e. build connection with seller
f. build value and confidence in you as a buyer in for sale by owner process
g. finally, kindly devalue their property and put in a low offer. Speaking first where you think the price should be and shooting low to anchor gives you a huge advantage over asking if they will drop at all. Be the kind, likable and professional

Question I had a realtor tell me that I wasn't allowed to use a Re 21 agreement form because Im not a licensed realtor and this person said they would be happy to represent me and fill one out for me is this true and if so what can I use in place of a re-21 purchase agreement?
