Commission sales taxes size if the house is bigger if it’s a tiny house in a big lot any updates maybe they added a pool maybe they got from a probate or a state sale and they just clear the title there is so many possibilities I don’t believe your analysis are accurate if the owner find out you might be sued you can’t say that something doesn’t worth it just based in comps
