I was asked to write an article on self storage as an investment vehicle to fund one's retirement.

I almost turned down the assignment because I have such a strong opinion about the retirement advisories and wealth advisors' industry.

I need to say I am not an investment advisor. I don't want to be one.

Everything I say is my opinion, and my opinion only.

But let's look at self storage as a possible retirement vehicle and compare it to other examples.

This is not to advise you, but to get you thinking and to hopefully have you take charge of your finances.

Land is always the best investment be it mobile home parks where you own the land and thus can charge what rents you want or self storage as long as they have to pay the rent.
In my case we only rent to businesses and ask 3 months up front with contracts saying the payments are automatic payments from bank creditors.

Stay away from individuals wanting to store stuff cause reasons.
Get paid up front removes eviction headaches from deadbeat debtors.

Excellent video. I'm glad you took on the challenge to produce and and posted it. I hope it opens some eyes. I know that I've completely changed my mindset on investing over the last few years. Thank you for all you've done to help me get closer to my retirement goals.

Self storage HAS BEEN the # 1 real estate investment ever since it's inception, way back when. No other investment ( in real estate ) can or has been able to match it.

Would be easier if used a 1%.
40-45 cents expenses, 25.9 cents profit.

where did you come up with $13.25 sqf? A 10x10 storage space rents for $1325.00??? In my town the price is at $1 sqf
