This is my home city. Born and raised. I do Uber on the side and I've seen so many new home builds that I didn't even know the land existed. I've lived in SA for almost 40 years. Who's buying these houses? No one!

The food bank is located within Lackland Air Force Base air space and directly next to the Amazon distribution center landing strip. That's why you can't fly a drone.

People often forget how badly animals suffer when the economy goes down . San Antonio's so-called animal "shelters" execute an outrageous number of dogs. People are dumping their dogs and the dogs are being killed. Please foster if you can.

I've lived in SA for 20 years. I'm a RE investor. Now is 100% not the time to be buying anything down here. If you don't understand the city or know where to look, you'll go broke before you even start if you are lucky. Most of the time, the house sits and wont sell, especially if it's the wrong area

Austin became the "IT" destination during the pandemic. People in Tech in California and New York were told they could work from anywhere. They didn't have to buy a million dollar condo in NY or California. They could buy a home on 1/2 an acre for $500K so many did. All that influx drove up prices and, like before the Great Recession, everyone assumed prices would keep going up.Those buyer found out their employers want them back in the office. The Austin real estate boom they started, is turning into a bust. Home builders rushed in assuming that demand would be high so they flooded in with plans for new construction. No doubt, we'll see ripples of this across the country.

Noticed my dogs 35 pound bag of dog food just went up in price by 10 bucks... from $52 to $62 and thats with my wife's discount because she works at a vet. That's not 3.4% inflation. More like 19%. Moral of the story: Higher For Longer and this RE correction is only getting started.

The 300 to 400 thousand home range and higher in San Antonio is so unaffordable for the normal resident San Antonion. Those are geared to all the transplants to San Antonio which has really slowed down and some are moving away because they couldn’t stand the heat… I say good riddance!

Also.. as a longtime San Antonio resident. I can say that there isn’t many high paying jobs here. Unless there is a bunch of people coming into town with $$ already, I don’t see how the local population / job market can afford many of these new homes. Unless they moving in a whole family and all pitching in.

We lived there for 8 years. Bought new construction in 2006 in 78253. . Sold in 2014 and lost $60, 000. Illegals were given mortgages in ‘06-08 and they all walked away. Literally loaded up Uhauls in the night, decimating 1/2 our neighborhood and home values. Armadillo Homes! Their “preferred lender” did this! I bet it’s happening again!

So I just want to point out a few things about San Antonio:

1. This is a military heavy city. There are 3+ bases. 1/10 homebuyers in SATX are military therefore a lot of people using VA loans with 0 down.

2. Melody said it herself but during recessions the job market tends to favor public sector over private sector jobs. This is why some people in Texas refer to San Antonio as “recession proof” city

3. New construction and apartments are VERY stressed. I personally know someone who is closing on a new construction with a 4.25% interest rate (bought down by builder). Apartments are only requiring $250 security deposit for rent that is $1200+. Some are even saying if you pay rent ON TIME for 3 months, they’ll give you one month for free.

Overall the signs are here that a recession is coming. But how long it will last is yet to be seen.

San Antonio never learned from Austin, Houston, or Dallas when it came to growth. Native San Antonion who has seen the city grow but also resist change. There is so much potential for the city, however, a failure of leadership, investment, and difficult decisions have held it back.

As retired Military, I had USAA vehicle insurance for years. A couple years ago before Covid started they started raising rates for no reasoning. So after decades of using them I moved onto another insurer.
