This property is in the middle of the Red Desert, aka the Great Divide Basin. It is an arid steppe with the primary vegetation being desert/drought tolerant grasses, sage brush, and bitter brush. It receives less than 10" of precipitation per year. Also, access can be difficult min the winter and anytime it is wet. The roads in this area can get pretty greasy with any moisture.

It is probably 45 minutes to an hour to the nearest town, Rawlins, given good road conditions.

Someone may really like the wide open nature of the area but do your due diligence before you commit.

The checkerboard area is a result of the US giving the Union Pacific Railroad alternate sections on both sides of the trans-continental railroad in the 1860s as an incentive to build the railroad. In most places you cannot see the checkerboard reflected in the land ownership because the UP sold off its property and the public land was homesteaded. However, in the Red Desert the UP was unable to sell much of its property and the land was not suitable for homesteading. So, you still have the same pattern.

Wow - this is some of the most restricted property I have ever seen...If you review the PDF in the property link, it is a HUGE process to do anything with this land as far as buildings, etc...(I am not an attorney, and I think you would need one to understand the zoning restrictions to be sure)
I guess at the price though (plenty cheap enough), you can always just buy it and look at it on satellite maps 😎🤣
