If you're like most property investors or people interested in property, apart from auction results, median prices are probably the most quoted statistic, but maybe they're not the right way for you to judge how our housing market's going.

Maybe it's not the best benchmark, and my discussion today with leading demographer Simon Kuestenmacher may challenge some of your perspectives.

Id be happy with a 2 bedroom townhouse. Between my wife and I we earn more than 200k per year. We are taxed as if we are rich at 35% yet we would barely be able to afford to buy even the most basic accomodation in the worst areas. So one of 2 things is true, either we are broke or property prices are broken. I tend to believe the second as in a globalised world where knowledge workers can and do work from anywhere, Australia is a hard sell.

The problem Australia has is real estate is treated as an investment vehicle far more than a simple roof over a family's head. It's almost a national sport. Negative gearing has greatly accentuated this. Realising the entire economy is now propped up on residential real estate, our government has opened the floodgates to millions of compliant migrants. These unsuspecting 'new Australians' will happily (and blindly) jump in to the ponzi to create demand, at the great expense of quality of life for the residents who were already here.
