Selam Selam Fam! In this episode titled "Thinking of Buying Land in Zanzibar??? Think Again!!! Nobody Warned Us About This!!! 🤯😭" , I'm going to explain 5 Things you MUST know before buying land on the island of Zanzibar. Back in 2020- 2021, because of the COVID-19 pandemic, lots of people from different countries rushed to Zanzibar to escape lockdowns, and many, including myself, decided to buy land there. Land was sold for as cheap as 2000 USD, it was too good to be true. And guess what, my gut feeling was right, buying land in Zanzibar isn't as easy as it seemed and many of us are in trouble BIG TIME!

So, I want to share my story and crucial information on what to consider if you ever think about buying land in Zanzibar or Tanzania, because the hype is not over yet.

In any country of the world, if foreigners own too much land it's gonna cause problems.

Very good info. Where I live in the Cayman Islands, land is a free for all i.e. no restrictions on foreign ownership. It has ultimately resulted in a lot of locals (especially young people just starting their careers) being priced out of the market. If you're a local in Cayman who owns land there, the advice is to hold on to it unless you absolutely need the liquidity. Or of course develop it if you have the means.

For context, Zanzibar is about 9 times larger than the Cayman Islands.

Zanzibar is made to be owned by Zanzibaris. If We sell our land, where will our children live? Where will be burried? This current type of tourism industry in Znz is what many locals do not accept. But everyone is allowed to come to Znz. But no buy land..

Meanwhile fellow Tanzanians from the mainland are not allowed to acquire and own land on the island. Yet, Zanzibaris can do so on the mainland. Just mull on that for a minute...

Thanks for the informative video, Property is complex and an evolving beast in Africa, due to lack of proper regulatory framework especially within Lands Registry in Nairobi or Mombasa for example even though you might own property outright it is easily lost by corruption at the the registries, I think the ZNZ model is probably better at least the locals are upfront and honest about what rights a foreigner can get !

When I was in Zanzibar in January, $250k, not $2.5 million was required to register a business as a foreigner.
