We have not used a realtor in about 10 years. The reason is that we have not moved. As I have stated on here before, my wife and I are getting older and we want to downsize. We talked to 3 realtors here in Pinal county recently. All of them are more interested in turning the quick buck then marketing and working on getting us the best price. I am not saying that all realtors are that way but these 3 were all in their 40's and had been in the industry for 11-14 years. 1 of them had an open house and we decided to go look. Very nice house and we were very interested. Let her know that we did not have a realtor so this could be a sale, purchase sale. She got back to me 3 days later with a value on our home that was about $40k lower then the comps and she wanted to come over and write the contract. Nope. Glad we have a 2.25% interest rate that is now going to be paid off in about 4 years. Here we stay.

A realtor I saw said 43% of Americans cannot afford their homes. Americans also owe over $1 trillion in credit card debt. I'll stick to my 93 year old built like a tank 1632 sq ft 3 bedroom 2 bath home we paid under 70k for at 2.875%. Moved in zero money down non VA, seller paid closing costs, We paid for appraisal it came in good, we paid for inspection, the seller fixed or replaced what the inspection found. total mortgage is $404 a month, once we hit 65 property tax freezes, 100% disabled vets are property tax exempt, current military also property tax exempt.

Commission/compensation for a house sale should not be a percentage. It should be a nominal dollar value. Housing prices have increase much more than general inflation and real estate agents should not be paid $100, 000 because the sales price happens to be $1, 666, 667. It is just a month's amount of work, probably not even that. Posting ads on a few websites and maintaining your real estate license should not cost that much.

The sad reality is that the coming real estate crash in 2026 will bring depression and tragedy to the field. The new book The Bubble That Broke The Bank also will create massive evictions and foreclosures.

Most Realtors in California don't know that the purchase contract is a property sold "AS IS." Same as in Arizona. A Realtor has to put in writing for their buyer a request for repairs, even if the house needs a new roof the seller is not obligated to deliver a home buyer a new roof unless the seller agrees to it in writing. As a listing agent, I had to deal with buyer's agents who would act like the seller and I were trying to rip off their buyer. We're not trying to rip off anyone. Buyer's agents are not doing their job if they don't put in a request for repairs for their buyer. It's not the listing agent's job to do it. Just as you said, a seller is not obligated to sell their house even if they are under contract. A superior court judge in California told me that, so good luck suing the seller, Mr./Mrs./Ms. home buyer.

I like the idea of buyer paying buyer's agent fee and seller paying seller's agent fee. Do think however it is a mistake to forgo a buyers agent to save that fee.
