I did this in Panama City Beach FL. Bought an ugly house on a “double lot” 2 blocks from the water and demolished the 3 car garage sitting on the other side.. Fixed the house, divided the land, sold just the house for more than I paid for the entire project. Now I have a free and clear lot worth easy $300k to go build on. This works!

18 Years ago, I bought a 6.25 acre thickly wooded lot very close to a major large university. For 2006, I made a bold offer of $50, 000 against asking price of $60, 000. The seller immediately accepted and was very grateful to me for helping her during the Closing. A friend of mine, who is a builder/developer, looked at the plat pic and said something like 'build your home on an acre and then parcel these, these, these into half acre lots'. He drew a a map of what could be the future. So here I am: Living happily in a very natural habitat and yet so close to everything / facilities AND no neighbors! When ready to retire, may just subdiv into several half acre lots and cash in the money. Our entire property is currently worth only about $320, 000 per Zillow but that's because we live in a small house where the large land around is not factored in much. Just like this video says. Thanks for the video! PS. I bought that builder friend a nice lunch for his advice.

Also, should you factor bank interest and attorney and closing costs ? When you add them, the cost seems significant. Are there creative ways to reduce costs?

So do you add the utilities on the lots prior to selling? Water meters, spetic tanks etc?

I have 2 acres in Atlanta commercial space and 8 acres in the outskirts of Atlanta I want to sell to a developer. Do you suggest Simple calling them and let them know the availability of the land?

I’m confused when you mention utilities in the first portion, should we just be doing due diligence to make sure that utilities are reasonably accessible or should we be installing utilities? Also, after buying a lot to split into two is there anything that should be done to the land to make it more attractive to a buyer ex. Clearing out trees or anything similar?

Great Video! One question: Can I divide off-grid raw land into several lots for sale without utilities to be considered? Of course, this will be done by a certified surveyor.

I own 6 acres in new jersey i was researching subdividing my land and building rental properties but im sure the loan would be insane. Maybe i should subdivide and sell the lots off.
