I visited that villa. It’s not 10 million baht. That villa is actually owned by a person that owns another larger villa and is renting the house to banyan development. They use it in their promotional videos. That villa is more like 12 to 15 million baht because it is fully furnished as has double glass doors which is not standard. 10 million baht is the bare minimum with no furnishings for a villa like that but with only 2 bedrooms, not 3 like in the video.

Maintenance fees & errors in this video:

People were asking about the maintenance fees of the properties in this video, so here they are:

Banyan Hua Hin
Maintenance fee:
4, 637thb / month up to 500 sqm plot size
4thb / month for each additional sqm

Riviera Pattaya:
Maintenance fee: 50thb / sqm / month
One-time sinking fund: 500thb / sqm

The River Bangkok:
Maintenance fee: 90thb / sqm / month
One-time sinking fund: 950thb / sqm

Tait12 Bangkok:
Maintenance fee: 110thb / sqm / month
One-time sinking fund: 900thb / sqm

Furthermore, apologies for a few errors in this video:
1. The Pattaya - Hua Hin ferry is currently closed until further notice.
2. Kimpton Kitalay is actually in Samui.
3. The image describing Koh Larn is incorrect.

Great work, man. It’s rare for people to put effort into their videos and actually think them through. Love the information!

5:08 made me lol
This is a very nice channel you entertain here. I like your way to promote the properties.
I am atm not looking actively for some properties in Thailand, but it is quite appealing to me, so maybe in approx. 10years that may be an option also for me.
Hope prices will be affordable still by then.

That was truly a great informative video thank you. Bankock seems very expensive compared to other cities in Thailand and not really a place to live like a king on a normal Western budget so I would choose one of the other places mentioned.

Leasing a villa is really bs for the custumer, but very good for the seller, can sell in 100 years more than 3 x and after that is finished for the customer family.

Thank you for making such useful and informative video. I'm currently living in the California, USA and interested in a beach town condo in Thailand. I've been waiting lots of your video to get familiar and learning about each unique town/area has to offer. I don't have plan to move to Thailand for another 5 years or so but I'm looking purchase within the next 12 months and lease it out first until my living situation allows my wife and I to leave the U.S. I will definitely reach out for your assistance and service when the time comes. Really appreciate all of your great videos.

JETT💪❤ Great humor... well done video... SUGGESTION: To further develop your business add some sort of HOA condo purchase analysis to properties. Often USA HOA fees and catastrophic rip-offs of owner tenants are legion. I understand from certain Thailand owner-comments on other channels that similar SCAMS occur in Thailand where the actual Thai HOA Board Governance is STEALTH CONTROLLED by the developer company which screws the owners over forever into the future.👺 IF you could develop a way to "guide" prospective expat condo purchasers to SAFE buildings where the owner-builders are not secretly creating future board governance manipulation I think you would get a MASSIVE increase in interest from people like me who REFUSE to buy into buildings where they have no TRUE CONTROL of their future HOA fees.... Love your work 😊

Nice video! So the house in Hua Hin is a land leasehold is basically a 30 year home rental instead of purchase? Good to know condos can be purchased outright!

Jett, would love you to do some comparisons with Phuket as well. Thanks

That's not Koh Larn though at 5:32 but some much much smaller island.

Hi Jeff, My understanding is that the ferry between Pattaya and Hua Hin closed as of the Covid pandemic. Are you really sure that the ferry begun to operate again?

The picture of Kimpton Kitalay is from Samui, not Hua Hin.
The house at the Banyan looks great though.

One question is after 30 years what is the cost of extending it? Is it paying again the full price? If so it's more like a long term rental🤔

Does the price include all internal finish, decoration, furniture and equipment?

Rules for ownership are different for a villa or condo. Foreigners do not own the land under the villa. Only lease and technically, the landowner does not have to renew after 30 years. So could be an issue, if you want to sell within 30 years or eventually pass to family.

My question is in relation to villa style developments.

In Australia and the US (HOA), villa style developments are undertaken under various condominium laws.

Also I visited a moo baan in Pattaya, which appeared to be done under the Thai Condominium Act.

The moo baan, had a common swimming pool, gym etc and there was an office building with a a sign that said, in English, juridic office, which were indications that the moo baan was developed under the Thai Condominium Act.

Notwithstanding, the above, I have never seen any mention of villa style developments available for sale in Thailand by way of the Thai Condominium Act, what is the reason for that?

On the road in the city of Bangkok they never have a lot of trash my friend they used to have those trash just only in a small Soi where no one take care of it about 20-30 years ago and a lot of trash from homeless people in the slum in Bangkok but never a lot of trash on the road my friend at least while I’m growing up here in Bangkok and now I’m 40+. Or you could see a lot of trash on the road only after flooding my friend.
