🏠 Detached = $1,584,100 (+.2.2%)
🏘 Townhomes = $828,100 (+5.5%)
🌆 Condos = $527,700 (+11.2%)

The HP(lie) says house prices are down only 350k when clearly they are actually down more than 500k from the peak. the average price is the only one that accurately shows that.

I was watching the detached active listings for Surrey and Langley. I noticed in November were listed several houses way below the HPI or Average values presented in your slides. I have a feeling that November 2022 will be a decline comparing with the September and October for these markets.

We keep hearing that we do not have enough supply for demand, and I do not dispute this. However, we should see this correlation in some data, it should be pretty apparent considering the price increase. ie, if this is true, we should see a big old gap between the two. A delta between the two, that coincides with the boom in prices in the last 10 years. Would love to see a graph of total population, over total housing, starting from 2000 or earlier.
