I would suggest multiple sets of bedding and towels so that you can turn each house around quickly without having to wait for any laundry to be completed.

I use to do airbnb years ago. 1. All the houses have same sheets. 2. All beds are color coordinated by size. King sheets are white, queen was light gray, etc. 3. Have triple sets of bedding and towels, you have 10 beds you have 30 sets of sheets. That way you change at time of turning the house and worry about doing the laundry later. We kept one set in owner closet that was locked, one set on bed, and one in our storage/laundry house. 4. Install commercial washer and dryer or at least get a couple sets of speed queen. We had 3 sets of washer and dryers in our shop. 5. We had a three night minimum or 1 night stay with higher cleaning rate. That one night cleaning rate allowed us to bring in back up to flip a house (local college student who was on call). We actually booked a lot of one night because people only need the house for one night. 6. Put a master book in each house. This has WiFi passwords, how to reset, tv manuals etc. love the channel!

Matt. One of the best things my buddy that runs a bunch of Air BnBs in Nashville does about laundry. He has extra sets of bed linens for each bed. Once the guests leave, his team goes in with the second set of linens. Changes the beds and wash’s the dirty ones off site. Cuts his turn around time in cleaning the property in half. Just an idea.

Matt, if you turn the shed into a temporary laundry room, or if you build a separate building for the future laundry room, please make sure the wastewater system can handle it. Be it a normal septic system, and ATU, or some other type, flooding them out with tons more water than they were designed to handle could end up causing you more costly problems. Most residential wastewater systems are not designed to handle 14 consecutive loads of laundry.

I've hosted on Airbnb for years.. 3 matching sets of sheets and pillowcases per bed. Purchase them at the same time and keep them rotating for even ware. Keep 1 on the bed, 1 clean and one to wash. If pillow cases or sheets get ruined then the rest of that set can become spares. Don't use comforters use a duvet and duvet cover. Wash the cover each guest. Towels, just make sure you have at least double what you leave out. And the #1 key is; get an excellent hospitality person/maid that will do all that for you and the nice touches for guest, wine, fresh flowers, personal notes etc.

Dude, you're literally building a resort. Once the Admin building is ready enough, put in a commercial laundry room with several sets of commercial machines. Then you can load them up with everything.

As someone who works on commercial laundry, make sure you have enough concrete under those washers for dexter t400 you need around 4 to 6 inches of concrete or washer will violently shake under load. T600 should definitely have 6 inches of concrete.

Your resort needs a laundry room, one with several washers and dryers. I would recommend a laundry building. A building with a bunch of washers and driers, and in a separate room accessible to the guests, a couple of coin-operated washers and dryers.

Save that _laundry house_ as a place for the guests to house their kids during a stay.
For a big wedding party it could serve as the Honeymoon Suite.
You don't need a dedicated building right in the middle of someone's getaway, just for a couple of machines. Put them in the big tin-roof all-purpose building.

That "shed" behind Mama's house would make a great, separate economy cabin for those (of us) who can't afford $700 a night.
The other commenters here are spot on about recommending multiple sets of bedding, commercial washers, central laundry facility, etc. I thought that would have been obvious from the start and can't imagine the work involved running back and forth between the house and the washing machine loads. At some point, it may be more feasible to contract with a commercial laundry service if they are available locally. You may want the re-think the frequency of washing the comforters. Hotels certainly don't wash them - or bed spreads - after every guest. How many washing cycles can they endure?

If you’re still planning on offering camping then I would recommend a laundry center. Then you can do all the house laundry and guest can do theirs too

Yes Matt! you have to wash EVERYTHING!

You need multiple commercial washers & dryers & multiple sets of bedding/ towels etc for each property. The Summer/ Pool House in the Garden of Mama's house might be an option for using as a laundry room for the time being, but really speaking you may end up intruding on the privacy of the guests at Mama's house. They won't want to be seeing you guys coming back & forth to do laundry.

That summer house is begging to be an extra self contained unit or games room ❤️🖖🏼

You could rent it with Mama's house... Families like to travel together but they don't always like to be on top of each other 24/7. Grandma and Grandpa could be in the little house with their own kitchen and bed/bath while their kids and the grandkids are in Mama's house. You might be surprised how many families take you up on that.

That cabin behind grandmas house would make a cool lil "play" house for the family's kids to play in. Make it a game room of some sort.

I think you should turn the separate shed on mommas house to another part of mommas house, could put like a pool table and some other fun things in there or make it like a in law suite, its not that bad at all. I think you would be better off buying a little shed and throwing some laundry machines in there, dont waste prime property on laundry

when you actually kick start your resort you'll have A LOT of laundry to do. I would HIGHLY recommend a laundry building with multiple machines to handle the loads

Hi run an AirBnB cleaning business, I suggest getting multiple sets for each bed, if you have an empty closet in the home use it as a storage closet with extra sheets, towels, blankets etc, keep that door locked. For extra sheets, blankets etc for guests store them underneath the beds, when we first enter the air bnb the first thing we do is strip the beds and start a load of laundry and that runs while we clean. And make the beds with the extra sets.

You get two sets of everything, that way you can strip the beds and make them up right away, to be ready for the next guests while the first set are being cleaned.

I managed 40 high end corporate housing condo units.
My advice is to start buying your linens in bulk and keep them the same for all properties.
Have a rotation of 3 bed/towel sets for each bedroom and do your laundry in bulk. look into pricing on local laundry services or buy a couple commercial units for your staff.
