💲 NEED FINANCIAL ADVICE? 💲
1) Google "fee-only financial adviser" or visit www.NAPFA.org (largest association of fee-only financial advisers). NOT an affiliate link
2) The first question to ask any financial adviser is, "Are you a fiduciary to me 100% of the time". Get the answer in writing
3) Please note that some people call themselves "fee-based". This is NOT the same as fee-only. Fee-only advisers have committed to being fiduciary to you 100% of the time.
4) Personally, I would only hire an adviser who is a fiduciary to me 100% of the time. This is not a suggestion on what you should do. Just sharing my personal preference.

⚠️ Azul's "Scammer" Warning ➡ PLEASE READ! ⚠️
Be careful of scammers. In the comments section, I will NEVER ask you to contact me, offer any investment products, recommend a stock broker, or anything similar. Some scam bot commenters 'ask' for investment help, and later, other comment bots reply with "how great X idea/investment/person is" in the replies. These are scam threads. Do not fall for them.

🚨 Azul's VIDEOS ARE NOT FINANCIAL ADVICE (Disclaimer) 🚨

The decisions on how to invest, when to retire, and other financial planning topics are some of the most important financial decisions you will make in your life. I urge you to seek professional financial advice as you make this decision. Ideally, from a financial adviser, AND a CPA AND an attorney. Having the perspective of all three professions will help you make the right decision for you and your family.

This information is being presented without consideration of the investment objectives, risk tolerance, or financial circumstances of any specific investor and may NOT be suitable for all investors.

This information is NOT intended to, and should NOT, form a primary basis for any investment decision that you may make. Always consult your own legal, tax, and/or investment advisor before making any investment/tax/estate/financial planning considerations or decisions.

Spoiler Alert: There are no "get rich" programs. Rather, just basic blocking & tackling and putting in time and care. Do your homework, choose wisely and (IMHO) work with experienced professionals who are fiduciary to you 100% of the time.

UK here. Same issue. Divorce doesn't help finances especially for men. Wife has the house ( 5 bed) of course. Renting now despite close to retirement. Doesn't help we are importing an insane number of people driving housing rents through the roof.

i had a family member who had some savings and social security was 2k/month ---- staying in an apt was impossible if she did not have a good credit history prior to 2020 ---- the criteria for rental required a proven income 2.5x the rent [AZ] which went in 3 years from 900 to 1100 to 1250 per month (these were NOT really even in a 'safe' part of town ). Transportation was bus + i helped getting to appointments --- only way for her to afford having a roof over her head was for me to be a co-renter w/ my net worth statement since i am a retiree as well.
This was crazy ---- homelessness was the next stop ---- so wrong.

Builders and developers haven’t yet recovered from the 2008 home-mortgage debacle. That’s what’s driving much of the housing shortage and thus the affordability problem. But one other thing I’ve noticed is that a starter home in the 1950’s was compact and simple. We don’t seem to build such homes these days. I guess there’s more profit in building/selling larger, fancier homes to the shrinking percentage of people who can afford them.

people always flee the cities when they can't afford to live there, Azul. they've been slowing dying for decades. that sucking sound you hear is taxpayers leaving California.

The thing about renting is, the moment one cannot pay rent, is also the moment one becomes homeless. Owning home before retirement should be the primary goal of financial planning.

This is why homelessness is increasing at alarming rates. And is it difficult to work at a job if you’re sleeping in your car with no access to a shower?
But let’s also talk about home owners who are facing alarming increases in home owners insurance!! (Due to all of the hurricanes and fires) Top that off with increasing property taxes.
So it’s not just renters who are in trouble.
The people living in their RV or van are becoming more common by the day! It’s now trending

One problem that I have with such studies is that they seem to always assume that you'll be living in the heart of an expensive city. I happen to live in Virginia, and I can tell you that housing (and everything else) in the DC suburbs drives the state's average cost of living way up. A county-by-county map would give a much more accurate picture. For example, average rent in Alexandria (a DC suburb) is $2009 a month, whereas rent in Blacksburg (a university town) is $1217 a month, 65% less.

With a billionaire landlord as President I can’t image this being addressed in the next 4 years.

This is why it’s so hard to live as a single person. The only reason my husband and I can live fairly well is that we have 2 incomes.

California is a huge state, with a diversity of environments far beyond most other states. This means it is actually worse than the list states, there are many 'more affordable' areas in California that bring the average down, but to live where the jobs are you are much more expensive than that list indicates. I live in an average house in an average neighborhood in San Diego County and my house is supposedly 'worth' over $1.5million. The main cause of this is restrictive construction environment with insane regulatory hoops to jump through to get anything built, add to that restrictive zoning and NIMBY attitudes and it will only get worse.

The vast majority of people simply don't make those wages. For the housing cost numbers to work it takes two incomes.

Great video highlighting a serious issue. Soon it maybe that the rich live in the cities with all the amenities and the working class commute in to serve them. A very dystopian future maybe on the horizon.

Don't want to spend a ton of money to live don't live in the big cities. You control what you pay for.

People don't get married anymore, so the cost of renting has doubled. America will begin to heal when we make adultery, divorce and abortion illegal.
