Whatever you explained about equitable mortgage is correct but there is also one another fact is that when we keep immovable property as security at one or more bank for more than one or more loan account of small amounts that are in aggregate equals to or less than the value of security offered for mortgage, the lender may not be aware of other loans taken on same property. Also, when we create equitable mortgage the lender who is in first charge will be discharged first and the second lender who was in second charge for the equitable mortgage will be paid letter. lender who holds first charge on security will possess more security than of 2nd and subsequent lenders.

I learnt this in SBI concurrent audit and thought to share.
