You did great! Especially on a sloped mountain lot without pre-existing water & power. And that includes the cost of the lot!! Amazing.
The 12’ ceilings really do make a smaller footprint feel spacious & much larger.
May I ask which window manufacturer you ended up going with? Double or triple glazed?

That is really good cost per square ft. Right now new mountain homes are running a bit north of $350/ft^2

I've considered the same but at $400k for a build like this and not factoring in the property the math doesn't seem to work out. Are you just staying consistently booked all the time? Looking at average AirBNB vacancy rates of 55% and their 15% fees, that's only $3464/mo at $247/night and that's if you're doing the cleaning yourself. Without factoring in the land, the mortgage payment on the build itself would be $2800/mo maybe $3000/mo if your taxes and insurance aren't bad.

Wow ! If you did this in So. California you coud tripple the materials and construction, and just forget about the land ! So here I am in a 70's era mobile home with 0 insulation, and I still have to pay lot fees ... But I could sell the old thing for more than you paid for that beauty ! Location my friend ...

I am into $46, 000 so far just for the government red tape for my 1000sqft build. We have not even broken ground as yet. We expect the government red tape to exceed $100, 000 by the time we are completed. This cost of government red tape will exceed the cost of build materials. Vancouver Island Canada.
