I like your background, very professional.

Just wait until the rent control BETWEEN tenants kicks in - they have been talking about it for years so it will eventually happen. There is currently a new proposed law working it's way through Victoria (introduced by the green party I believe) but hopefully it does not make it all the way. Rent control between tenants will be a major issue for everyone.

Agreed. Turn over rate is huge in a rent control province. We rent out out one bed and live in our larger home. If I were to rent out a 2+ bed home, they may never leave and probably raise a family in it. This is why studios are popular investments. Another reason why the BC government shouldn't have brought in rent control and just keep it open Alberta style. That alone would have created far more larger rentals for families.

Hi there I am in ON and preparing to transition to the Vancouver and greater area market I am looking to purchase a Detached home with an income suite either Basement 1 or 2 Bds with seperate entrance or laneway unit 1 or 2 Bds. Say 2M to 2.3M What do you think is the sweet spot to start with the mortgage helper and best CAP rate and area for that Vancouver VS North Vancouver VS Burnaby but closer to Vancouver? Thanks for your input!

I just got a detached home in Chilliwack. I am renovating the basement right now. After completion, it will be a 3 bedroom basement having 2 mid-size rooms, 1 extra large room, 1 full bathroom, and mid-size living room. How much rent I can expect for this basement? I don't know much about rent prices in Chilliwack.

Oh no! Rent control and tenant protection! How terrible for your investment! If only you could charge your tenants more!

How about treating homes like a necessity and not an investment? Would be simpler to invest your money elsewhere ¯\_(ツ)_/¯
