Another thing that creates more space is to remove doors that otherwise stand open all of the time. I did this in my small Victorian mid-terrace property. The ground floor had a door from the front lounge to the lobby (the small space at the bottom of the stairs) and a second door from there through to the dining (middle) room. Neither of these were ever closed. They simply stuck into the rooms and had to be walked around. Both doorways are now arches and the rooms feel much larger.

Could you tell how tender contracts work and who is responsible for the builders? Would you decide which builders to use and you sign the contract with the builder or is it that you just advice a client on who you think is more reasonable and a client signs a contract with the builders? Who would be responsible if builders disappear or mess up the job?

Yep. Our renovation really benefitted from aborting the extension idea. We achieved a rewire and replumb and underfloor insulation in the process. Our 45m2 living space is plenty big enough. Though we kept the chimney.

A bigger house means more cleaning! It takes me a good 45 minutes just to hoover my 3 bed house with a large kitchen/dining area.
