One important thing to note that generally mortgage payments go for very long term like 20 years or more (price of the asset and your salary are the defining variables here). So, while deciding, should consider that are you ready to pay for this long time or keep paying the rent that would be lower for the same property. Because in mortgage payments you pay the principal amount and the interest in every instalment, where as rent is straight and lower for the same property. Also, in Germany real estate prices are well controlled by the government they are not so much market driven. So, the prices rise very slowly. Meaning you might not have a huge profit if you are buying the house for investment purpose. As compared to the developing countries like Pakistan where real estate prices are totally market driven and so really good for investments.

You have to pay annually property tax or someother tax for example the road is going to your home, I heard that owner of the house have to pay the tax for this road .is it true ? Or just stereotypes?

My Advice would be to buy a Duplex, "Mehrfamilienhaus" so you can rent out the other half.
