Buying a home 25 years ago was one of the best decisions I ever made. I had to live on a tight budget for several years, but my home was paid off 5 years ago and my expenses are a fraction of my friends who rent. I live in NYC. Real estate is not a risk free, but we all need a roof over our head. My advice to home buyers. Avoid the temptation to take home equity loans.

When you said if you’re thinking about buying a home, do it before the prices get jacked up, you were 100% correct! My wife and I just closed on our first home at the beginning of February, right outside of Raleigh, NC. and about a month or so later, the market went nuts! There were literally traffic jams in neighborhoods full of people trying to see a home that was on the market. We had ours built because trying to buy an already built home was very, very competitive…it’s definitely a sellers market right now! Thanks for your informative and helpful videos Briggs! You’re a Godsend!

Purchasing a home means more than just the mortgage payment. Beyond the utility bills, there is also the maintenance and repair bills that will come up each year. I purchased a home that was built in the mid 1980s three years ago with the full knowledge that, over time, things would have to be repairs and/or replaced. I just didn't expect how quickly those repairs would take place, as in the first year of ownership, I replaced the electric panel, the refrigerator, garage door opener, all the windows with more energy efficient ones (the ones I had were original ones from the 1980s), and the air conditioner with a variable speed one. In addition, it came with an attached pool, and because of the chlorine shortage, the price of maintaining that pool shot through the roof as the price of chlorine tablets more than DOUBLED in just one years time.

Whatever improvements you make in your home, be sure to keep the receipts and a spreadsheet, as they can be used to reduce the amount of gain whenever you sell. I just have no intention of selling for quite a while.

I live in Gaylord Michigan. I cannot find many stats on it, but I've live here for 6 years and I really think it's one you should look into. Next to no crime, clean, and the cost of living is low. The average house, in town, is about $130, 000 for a 3 bedroom that is move in ready. The job market is decent. Most jobs are paying at least 15 an hour.

I’m guessing most of these are based also on average home size (3br/2bath). Would love to see one on most affordable for those downsizing (such as small cottages/homes like 2br/1bath approx 650-1000 sq ft that aren’t condos or townhomes). Things like more homes available that are smaller homes and also more affordable in a decent area.

4:37 - I do think it was odd that someone would assume the rent was annual, but I've seen cases in which the rent seemed too low to be accurate, and it turns out the people posting the listings were giving WEEKLY rent amounts. Nothing surprises me in the San Francisco Bay Area anymore.

Left florida and went to Michigan twice. Michigan is way better. i get paid almost double same job same company and i live in a 5 bedroom house and drive a bmw vs a 1 bedroom apartment and taking the bus. I even eat better and dont have to waste money on tolls. I actually have money saved in the bank vs living pay check to pay check. Yes michigan is cold in winter but the gorgeous autumn and spring more than makes up for it plus no hurricanes to worry about. Not to mention michigan has free dental and Florida does not. Grew up in Florida lived in Michigan for 8 years then moved back to Florida for family but now im back in Michigan to stay for good. I love Michigan!!!

I moved to Overland Park from Denver. My pay went up and housing cost split in half. However, get in well you can. Housing prices have gone up by like 50 percent in the last 5 years.

I live in Madison, AL. It’s a very livable place to be. If you move here, take advantage of the (relatively) low rent costs and rent for the first year. That’ll give you time to really shop the market and find a deal you’ll be happy with for a long time.

Just a thought, could you do a video on good places to move to if you are a military retiree? Access to a major military base is a must, as we can get our prescriptions for free at them. Other stuff is nice as well: low housing prices, low crime, low cost of living, stuff to do, a nearby college or university, etc. Just like your other videos, which I really enjoy.

Ferndale actually is in a good location. Although it's not green enough for someone like me from the lush, forested West side of the state, Ferndale is really close to the zoo, which is in the suburbs, great shopping and extremely close to all the events in downtown Detroit. Sporting events, concerts, museums, opera house, several theaters and casinos. Downtown Ferndale actually has a lot of great restaurants and brunch spots as well. It's known for having a younger population and an above average LGBTQ+ population and Ferndale has its own nightlife. Could be a positive or a negative depending on the person, but if you're into old cars, sports cars or modified cars, the Woodward Dream Cruise is held on a Saturday in August every summer, and a large part of it is in Ferndale. There's a lot to see. I personally find it's generally too hot for my taste to enjoy being outside, but if you don't mind the heat, it can be fun.

The moment homes went over 300k, I gave up. I'm just a single 35 year old millennial, making only 71k.

No way I can afford 300k and up homes.
