Hi friends! Today I'll be sharing about homeowner taxes in Spain. I'll cover property purchase tax, ongoing annual taxes like the IBI and rubbish tax, capital gains tax, non-resident taxes, plus a bit about the wealth tax and road tax. It maybe good to say that taxes will differ depending on the provinces or independent autonomous communities

Great info Nicole.I will add that in the bigger cities there is a community tax that you pay every quarter. also if the community decide to upgrade the surrounding you will have to pay your share. similar to HOA in the US. I believe 2024 rental tax due JAN 2025. Make sure to pay your taxes otherwise when you sell the property they will take it out of the purchase price plus penalties.

Hi Nicole, thanks for the very informative video.
What do you recommend I do as the 1st thing in my goal of purchasing a property in Spain. I plan to travel there in 2025 but would like to have and be ahead in a few things prior to this trip. I do not have the ENI, or ANI # or anytjhing yet. I will be visiting the Spanish Embassy in Miami in the near future. However I would like to know what do I need to bring to that meeting. Any and all suggestions will be appreciated. I also plan to book a call with you as soon as I have more things completed.

Ohhhh if I sit down to a meeting with a professional who is going to explain an important issue like taxes and he does not want me to take notes, the only thing to do is tell him "Since you do not want me to take notes I have no further need for your services. Thank you for your time and have a good day." Then leave.

Does Spain have tax credits for certain energy upgrades to homes when you renovate a home there?

I saw this other video (below) that says "if you purchase residence of any kind then that will make you a tax resident no matter how long you live in the country". This sounds like if I am a non-citizen in Spain and even when I live in Spain less than 183 days a year, as soon as I buy a property there I have to pay tax on my worldwide income and possibly also a wealth tax. Is this correct?
