In this video I will be telling you how to best avoid buying in a flood plain. Flood insurance is extrememly high in Florida and with the insurance crisis in Florida the last thing you need is to try to find 2 different policies! Lets just NOT buy in a flood plain at all. This is wht I would do as a real estate agent in avoiding buying a home in or near a flood plain.

People think that a few inches of water in a house is not a big deal. It is ALWAYS a big deal, and much worse if that water is salt. Two feet of salt water in a house = the end of frame construction, you will never remediate that, regardless of what they tell you. Block or poured will do better, but still expensive to put it back. The idea that local knowledge of flood history is key - spot on. FEMA is useful only generally, their data is a general blend and lacks the specificity you need to evaluate a particular block. And very rarely, if ever, is it right up to date. Also, an area subjected to a hurricane - that area topography has been changed, and getting a handle on what changes occurred will take time. The flooding WILL be different in the next one, and even in minor storms areas that never saw a water problem before may experience one. The FEMA data will not reflect these changes until years down the road. A buyer can eliminate or minimize these flood problems, but as this vid emphasizes, you need somebody with long term experience in the area to be successful. All the data in the world cannot substitute for that.

Luckily I found a company and got my home rezoned in Nov 2023. I decided to purchase flood insurance and mainly rezoned my home to remove that mandate off of my mortgage. The rezoning also lowered my flood premium.

The federal government needs to get out of the flood insurance business. People who want flood insurance can buy private insurance.
