Hi we rented to the council on a full repairable contact and after five years when the contract was up the house was trashed cost £10k to get it to a rentable standard which they only offered 2k towards . The contract was to hand it back as the same standard they got it . the only option was to take the council to court but we don't have the same finances as the council do and the court costs might have been higher than the debt owed. this was many years ago and now we own a lot of rentals and get offered lots of different deals by the council to rent to them(sometimes with substantial grants) but the trust has gone.thanks John.

Please don't deal with gov contracts for foreigners, just because labour are in power doesn't mean what they are doing is right or moral. We will never forget.

Will your investor leave 40k in this deal? Or is there a plan to refinance and pull any money out? I’ve heard some lenders require higher LTV if it’s rented to social housing, supported living a bit of an unknown for me.

Social housing, for migrants? There is a moral dilemma due to this country's immigration policy and the use of taxpayers money.
Hopefully these houses are for families fleeing war or UK residents needing help.

Not sure on the Serco lease, but beware of the terms.

Some big companies use a subsidiary for these leases, so, if the government decides to wind down the contract, the company has cancel the contract or even go bust.

Serco is a big name, so the perception is the rent and repair is guaranteed, but not if the companies goes bust. And they may use government rental income to cover their outgoings before paying rents to landlords. There is no such thing as guaranteed rent.

Here in the United States, we have a federal program for lower income residents called Section 8 programs. and there is a lottery, or you wait for your# to be called., and it's similar to yours, but's inspected annually, and the lease's only year to year. The tenent pays 30% of their income, and the government pays the rest of an average rental rate.

I know it’s normal in the UK, but it still seems so strange to me that ya’ll put the washing machine in the kitchen. It just seems unsanitary to put it in the area where you cook.
