However - the market in Orlando, FL and Winter Park is now changing. Inventory is growing and there's fewer buyers. Suggesting that home prices in this market could crash in the coming years if a repeat of 2008 were to play out...

In my neighborhood in Nowheresville, N GA houses have nearly doubled in value since 2016! There is no industry at all. Nothing.

This area of winter park is home to many professional athletes, doctors as it’s near downtown Orlando hospitals, the arena where the Orlando Magic play, it’s always been home to millionaires for at least the 30 years I have lived in Florida. The homes are all custom built unique luxury mansions. I agree that they are overpriced just like all other homes in the area and when market correction occurs they will suffer the same as history shows since the GFC as nothing in Florida was spared.

Can an owner actually even get home insurance in Florida these days? From everything I've heard, many Insurers have stop doing business in a state that is guaranteed to have hurricanes yearly.

The Realtors are selling MOBIL HOMES in BROWARD County for $250 thousand and $320 Thousand CASH. and the buyers have to pay $1, 200. Monthly to the HOA... Metal panels for $250, 000 ?
What is going on? Where is all these cash coming from? Maybe from NY & CA ?

Once I heard someone in central florida tell me she had to evict a family of 6 due to rising rents, I knew this market was in trouble.

My professor in San Francisco bought his home for 75K. He told me that he thought it was insane, and that he never expected it to go up in value. Many years later, his home was valued over 7M. My point: people have been talking like this for over 50 years.
