Should you use modular construction or traditional construction? In this video, I go over the pros and cons of Traditional Home Construction vs Modular Home Construction for Real Estate Investing. These are both terrific methods to enhance your portfolio, but very different when it comes to building them regarding how much modular homes cost and how long they take to create.

I go through the pros and cons, such as being able to avoid strict inspectors during every stage of construction or having it pre inspected at the factory so you don’t need to deal with the delay of inspectors. You also wouldn’t have to worry about the weather while the modular home is being built as its in a factory opposed to a traditional stick frame building where it will be open to the outside elements.

With that in mind, you'd be giving up exclusivity to the ability of hiring your own contractors which could lower the build quality. You are however using up way less of your time for about 4-5 months as opposed to 10 months stick framing, and as we all know, time is money.

CertainTeed now does panelized construction(includes: design of panels, construction and transportation to site and assembly. Panels does not include electrical/plumbing etc...). $65 USD/sqft. Hit me up if you need more info.

I just signed a contract for a house in my city for $365, 000. It seemed perfect. The layout was unique and had lots of character w a lot of windows. It was MY house.
When my realtor came over to get the Ernest money, she mentioned the agent said the house is a modular home built on a foundation. I’m not a fan of pre fab homes.
It’s completely changed my opinion on the house even tho it was literally MY perfect house. Now everything has changed and I’m thinking about backing out after learning it’s a pre fab.
What’s your take on the situation? The house is on a good size lot in a neighborhood in a popular part of the city and it’s likely the only pre fab home in the neighborhood.

As far as quality goes…. There’s a lot of shitty work in stick built homes too
