Quite right - people with the skills don't have the mindset. Nice point near the end.

Good days ahead, thanks Ranjan, but please make a video around how to source good builders to tender your project to. Is there a website like Checkatrade etc?
Many thank.

I'm sure in one of your video's Ranjan, you mentioned even further PD rights are pipelined for 2021, just to be clear I mean in addition to the ones published in 2020, am I right?, and if so is there any information on what they might include?

Thanks for the video Ranjan,
I have a question... For the single-storey rear extension of the semi-detached property, the maximum height is limited to 3m from ground level to the eaves for a flat roof. the question is that if there are some steps right after external of the rear walls so that the living area is about 60cm above the level ground where the steps end, is the 3m height counted from the point where the steps end or from the level of the living area of the house? Thank you

Where does the government publish new and exiting PD rights information? Also can you build a Flat behind a restaurant under current PD rights?

Hi Ranjan, with this new expected PD opportunities, Can you build two stories above a block of 3 story flats build around 30 years ago without needing to have lift?

If you are granted Prior Approval, you need to make sure you carry out the proposed deveopment in accordance with the approved drawings. If you don't, the Council would tell you that full planning permission is required, but would not invite you to submit a retrospective plannnig application because they are unlikley to grant it. One thing that is overlooked is that there are no minimun floorspace standards under the Prior Approval system, but there is in the Council's Local Planning Polices and thhe council would use that policy as a reason to justify taking enforcement action should you not be careful and build/change use in error.

I have a bungalow that I want to put another story on to make it a two story house, does this mean that I can now build up 3.5 meters and have a second floor ? Does this apply to people who own their own house and want to extend upwards or is this just for commercial and developers? I've seen on the Internet that I could do this too for my own house
