If I decided to be an owner builder, I was thinking I'd be there daily and doing what I could, but was thinking I'd hire someone with some experience as a project manager.

Question:
Would having a project manager be frowned upon or is that a reasonable thing to do?
I don't like the idea of a general contractor or building company charging 30% mark up, but paying someone with some know how to help guide me seems more reasonable.

I know in one of your other videos you said something like... " The owner builder typically does some of the smaller jobs, the ones they're capable of doing to gain some sweat equity and cut some of the labor costs" that is just general from memory, I put it in quotes to separate it not to say you said exactly that.
The question I had about this: I am disabled and would not be able to do more than put in a couple nails before I'd have to take a break, so I'm not thinking I'd be able to put in any sweat equity, that being said, would it save me much to be an owner builder?

I want an ICF style home, but that can breathe... I was looking into Durisol/Nexcem, but don't like how the insulation isn't a complete blanket over the home. So.... what do you think about building a house using concrete forms (or maybe blockwall) and adding rockwool to the outside? Anyone doing anything like this?

Can the owner builder hire workers from a plumbing & electrical company instead of the licensed sub contractors/companies themselves?? Does this open us up for liability and risks that otherwise wouldn’t arise?

I actually live only a few miles from Westlake, Ohio and I used to work for Bob Schmitt Homes in North Ridgeville and Garland Griffin (now Garland Homes) in Westlake some years ago, where I was in sales and new home design and drafting with AutoCad.
