Aren't you understating the risks here? Even if you find great deals where the rental income pays for the mortgage + expenses, you become highly exposed to tenancy risk. If you loose a tenant (or two), suddenly you'll need to pay those mortgages with your own income, which will likely stretch you really thin and you'll risk foreclosure if you can't find a high paying tenant quickly.
