Nice analysis! Another concern I have with this one is the concentration risk (relatively speaking) due to small number of properties. Other things being equal I’d go for a REIT that has 50 or 100 properties.

The IPO in Oct 2019 was $0.88c. Except for 1st day of trading, it was trading for the past 3 years below par.
Their recent preferential offer was for $0.72c.
What is the point of investing?

Are you implying that they don't need fund raising from retail investors for JEM and would likely only need it after the JEM acquisition? Pai seh I didn't catch that properly. They need to raise 2 billion sia for JEM. That's more than their current market cap leh

Just a comment: reits is not suitable for trading. So I wouldn't tout it
