This is a good idea but I hope you guys are planning well. If you build residential building around factory areas, what about noise and what about pollution? I am not a Civil Engineer but I know in town planning, residential homes should be zoned at a distance from factories and high traffic areas. Besides, in 10 to 20yrs, these people will start having children and some of these children will be walking to school, how about traffic for these children? You idea is good but it needs to be well planned.
