In August, 532 detached homes were sold in Winnipeg, with an average sale price of $431,110. This represents a 3.54% decrease from July, but it's important to note that it's still a 7.28% increase from January. Here’s a quick recap of sales trends this year:

- **January:** 302 homes sold
- **February:** 354 homes sold
- **March:** 533 homes sold
- **April:** 747 homes sold
- **May:** 760 homes sold
- **June:** 763 homes sold
- **July:** 697 homes sold
- **August:** 532 homes sold

As of today, there are **819 detached homes** on the market, with **423 of these listings** being on the market for 30 days or more.

For **side-by-side homes**, 41 properties sold with an average price of $351,638, which is a 2.39% increase from July. However, this is still 10.57% lower than January. There are **61 side-by-side homes** currently available.

Now, let's focus on the **North Kildonan** area (MLS 3F and 3G):
In August, **21 detached homes** sold at an average price of $426,080, which is 6.68% higher than in July when 23 homes were sold. Compared to January, that’s a notable increase of 13.88%. Of the 23 homes sold, 16 went for over the asking price, showing us just how in-demand this area is. The average time a home stayed on the market in this area in August was just **9 days** compared to **19 days for the whole city of Winnipeg** indicating how quickly things are moving in this area.
