If I were building a new construction home all over again, here's what I'd do

I’d make sure my agent knew how to negotiate with the builder. I’m not talking just price, I’m talking incentives and so much more.
I’d make sure I had a contractor walk the home with me to give me a quote on all the upgrades I want to do so I can compare to what the builder is charging.
We have built a few new construction homes personally and our biggest regret was upgrading everything through the builder on our first home. It was not cost effective and we didn’t get the best return.
There are also certain items that make more sense to do through the builder vs hiring out post close. Knowing these things makes a huge difference.
Always want to make sure you are mindful of what will void the builders warranty if you do it after closing.
I would ask for proof of EVERYTHING. If the builder isn’t showing you what’s been completed at each phase, that’s a red flag. These are items that you’ve paid for upgrades on like, extra insulation, upgraded electrical, water system etc.
Most importantly know that not all builders are created equal. Do your homework and work with a trusted agent who knows what to look out for.
