I tried the same way you made the table, but the ending balance does not become zero at the end. I wonder whether we have to subtract the interest-only period from the Nper of PMT function; like "IF(AND($H$7, C13<=$H$8), F13, PMT($C$8/$D$8, ($C$9-($H$8*12)), $C$7).

The way you do it, if we have 6 months of IO payments, we need 306 payments of discharge the loan. What we're generally looking for is a loan that discharges in 300 payments, the first 12 of which are IO, right?

How would you do this if the lending institution offers interest only in the middle of the amortization term like many lenders have under the CARES ACT?

Some one owes me 20, 000 since January 31 2005 interest only at %6 but he never mad any payment today Janet 2020 how urchin dose he owe me because interest on top of interest at %6 I have no ideas how to calculate it please help me .
