If you’re looking for a free/low cost way to stand out, allow pets. A lot of people want to travel with their pets and the searchable options are usually limited. 5 years hosting and hundreds of dogs later we had little to no issues at all. We are consistently have a higher occupancy rate to a very similar rental on our street (in terms of aesthetics and reviews) that has a hot tub.

Biggest Airbnb complaint...dubious cleaning. Doesn't matter how nice everything else is if it is dirty!

I use small bottles of unlabeled cleaning products for guests, but I keep the same products in larger quantities in a locked cabinet. I keep the keys in a safe and write the instructions on Turno, so they can easily access the supplies.

8:00 I booked just now Airbnb for six days, but I had to leave after the first night. I was not able to sleep at all because mattress was such garbage, cheap foam one, but not only that the pillows were so horrible so uncomfortable. Literally I was not able to fall asleep from midnight until 7 am in the morning.7 hours of trying to fall asleep. This is not normal. I was able to refund that booking and I had to leave the same day and I just went to Hilton because I know that at least they will have a normal mattress and normal pillow so I can have sleep. This is so true to not be cheap about proper mattress and Good pillows.

Cleaning material, yes! All amenities need to be cleaned regularly, even in intervals when the cleaner doesn't have access to the property. I work as a professional cleaner on Turno and I can tell you that: it's better for a host not to have a coffee maker, for example, than to have one and not be able to keep it sanitized. If guests spill coffee somewhere, it's better to have something they can clean up with!

Dude... this is THE BEST video for upgrading your rentals.

I just got my first home when this vid came out. Took all of his advice and I never have trouble with occupancy because these all work in favor the algorithm.

Now I have 3 rentals, thank you so much man.

Electric plug in the bathroom (for hair dryer).
And basically more electric plugs around the apartment. Tourists are charging phones, charging banks, headphones, laptops and what not.

and curtains in the bedrooms! I hate not being able to block out the sun to sleep in when I’m staying in an airbnb.

I would have been thrilled if more of the Airbnbs I have stayed at had watched or taken your video to heart 😀. The biggest turn offs for me as a guest are insects, dirty sheets, and a dirty or clogged shower.

I always appreciate a picture of the bathing facilities. Helpful for someone who is a little unsteady on their feet. And I LOVE bars next to the toilet and in the shower

1. King Bed
2. Good Light source (cold light) - Good Mirror - Handheld Mirror (5x)
3. At home coffee station - 1 out of 3 de-cafe or tea
4. FULLY STOCKED Kitchen - Anything you could ever want in a kitchen
5. Angle - What sets you apart, underserved amenity...Think ADA.
6. Supply bin, closet, unit, etc...
7. Supply cleaning supplies... Trust your guest they are humans too. Give them minis of cleaning supplies
8. Parking pass
9. QUALITY BEDDING, PILLOWS... Think anything that connects you to the ground, don't skimp out on it
10. SMART LOCK, and smart home features

100% agree with the comfortable bed/bedding sentiment. As an AVID traveler, I'm shocked at the number of hosts with a literal futon or homemade box underneath a sh!t ass mattress with torn or stained pillows. 🤮 I'm paying $100+ a night, the least you could do is exchange your paper-thin "pillows" for something nicer. Super unfortunate because I always include that in my honest reviews. I used to feel 'bad' about being honest because I know it affects hosts....but now I realize I'm doing future guests (and probably the host) a disservice for leaving reviews that don't mention the negative stuff alongside the good stuff.

I just added a multicade and a pinball machine to mine. Working on a 12x24 gameroom behind the rental that will accommodate 8 more pins, a puck bowler, a jukebox and two multicades. Hoping this can differentiate us enough to improve things. #NoChores and #PetsOK host!
