For me the 2 Best States is Georgia e Texas, pay 20 and 25 % in Penalty and Lump Sum, i.e. stay late in one week the Penalty is full. The other State is Delaware 15% in 60 day redemption is very nice.

Question, during the redemption period, are you earning interest (like actually collecting it)? And, if someone redeems the property, do you only get the interest? If they do not redeem, do you get both the interest and the house?

Hey Dustin, we love the program! Husband and I ordered the ABC’s on Tuesday and won 4 TLC’s via online auction in Florida on Saturday. So if these don’t redeem, they go to auction correct? Are there any other states that operate in this way? Would love to focus on the states that if liens don’t redeem, that property is our’s 💪! I understand the likelihood of redemption is high, but do you have any experience of obtaining one of those Florida properties before they go to auction?

Mesa County Colorado just sent me a notice that I only marginally understood. Apparently, liens will go to a deed auction instead of redemption. Not sure if this is statewide. Do know Colorado's legislature is very 'progressive' now and more dangerous for investor property rights.
On the sales in Colorado and Arizona saw most of the residential bid down heavily. Colorado seemed to be mostly 0% - 3%, Arizona 0% - 6%. I'd love to expand my bidding but it seems very competitive.

It sounds like in FL you get your money back no matter what if you aren’t looking to take a property? Either they redeem and you get it back or it goes to a deed and you get it back. Is that correct?
