Good tenants are so rare that I never want to be a landlord again! Then I saw my daughter leave apartments better and cleaner than when she moved in--and still be denied getting her deposit back. I guess landlords can be pretty bad, too >:-/

I have the opposite issue, I get all the horrible landlords. It's why I've decided to just stick to property managers.

I was an apartment manager for 8 years and inspections were done every 6 months and they were billed if there was damages with a signed payment plan and still had to pay monthly rent. A security company did background checks for the owners.

The bad tenants often get through the screening process because landlords don't go through the entire process of eviction and judgment.

They have no consideration for anyone but themselves. The thing is, it's almost impossible to get any payment for damages. These people would be lucky if they had a pot to pee in!

Always do a drive by of their current address, it says a lot about a person from just the curb appeal. If it's an apartment building ask their current landlord to do an assessment of living conditions, and absolutely check all references and verify their landlord is actually their landlord and not a friend lying for them.

Landlords need cash flow and sometimes they’re lured by an offer to move in with the cash deposit. Never be blinded by the cash because the injury will be much more than what they are offering.
