Certified floor cleaner here: run floor scrubber with squeegee up and let the soap sit on and make a few passes then reduce water and squeegee to dry.

If you use two passes when cleaning, one with dispensing soap and scrubbing and the next with squeegee and scrubbing it cleans alot better. Takes more time, but its worth it.

When you start painting the railing do it diagonally instead of worrying about fading up or down or left or right just start in the top left corner and fade down to the bottom right corner. Start with the yellow
